How much notice will I receive for Completion in my Official Notice of Completion?

 

We will provide you with a minimum of ten (10) business days' notice for Completion.

 

I’ve just received my Official Notice of Completion – Is there anything I need to do right away? 

 

Yes! It is very important that you contact your solicitor/notary and notify them about your completion date so that they can prepare the necessary documentation immediately. You’ll also need to provide your solicitor/notary with a copy of your Agreement of Purchase and Sale.

 

What should I do if I have a conflict with the Completion Date you’ve provided me?

 

If you anticipate any requirements for a delayed completion, or wish to move-up your completion date, we ask that you immediately contact your solicitor or notary; they should then in turn contact our solicitor, Spagnuolo LLP to review what alternative options may be available. Please note, we’ll do our best to facilitate any date changes to your completion date; however, it may not be possible.

 

Are “possession” dates different than “completion” dates?

 

Yes. Your possession date is the day following your completion date, as outlined in your Official Notice of Completion. For example, if your completion date is on the first day of the month, your possession date would be the 2nd day of the month. Your completion date is the day that the legal title of the Strata Lot and your share of the Common Property (on the basis of Unit Entitlement) is transferred to you – essentially, when home ownership transfers to you from the Developer.

 

Remember: you need to make a scheduled appointment to pick up keys to your home on your possession date, or any day thereafter that is convenient for you; provided, of course, that we have received all funds on the completion date.

 

When will I get my keys?

 

Your keys will be available to you on your possession date (remember, the possession date is the day immediately following your completion date), or any day thereafter that is convenient for you.  You must schedule a key pick up appointment in advance and a link to our key pick up scheduling calendar will be available in your Official Notice of Completion letter.

 

During your key pick up appointment, we will review your key package with you which will contain information on BPI Club, a Welcome Package from your Property Management Company, AWM, important information from our Customer Care team on how to report in suite deficiencies as well as other pertinent information, information on the importance of purchasing insurance, a Key Acknowledgement Receipt form as well as other administrative information.

 

At the conclusion of your key pick up appointment, we will ask you to complete a short survey which will assist us in knowing what we are doing well, or what we need to do to improve our Buyer’s experience.  We thank you in advance for taking the time to complete this.

 

We will then take you on a short tour of your amenities, parking stall (if you have a parking stall assigned to you), storage locker (if you have one assigned to you), the garbage area, pet wash, car wash, dog run, etc.

 

Can I get my keys earlier?

 

Unfortunately, not. Keys can only be picked up on (or after), your possession date.

 

How do I schedule my move-in time(s)?  

 

The Strata Corporation’s Property Management Company, AWM Alliance Real Estate Group Ltd. ("AWM"), has a dedicated website for Central Park House homeowners to reserve move-in times, booked on a first-come, first-served basis. In addition, please schedule all deliveries you’re expecting through AWM – this avoids chaos and makes sure you are able to receive your deliveries.

Tip: Arrive 30 minutes before your move-in time to allow us the opportunity to finalize some important paperwork with you.

 

Can I delay my move-in until I am ready to move out of my current home?

 

Yes, no problem. You are not required to move in on your possession date. You can schedule your preferred move-in date (provided it is later than the possession date) with the Property Management company, AWM.

 

When will I find out about the location of my parking space and locker?

 

Once you receive your keys, a member of our team will give you a tour of your amenities, parking stall and storage locker.
