Your Home Warranty & Maintenance Guide

During your first year, your home is covered by a comprehensive warranty regulated by the Homeowner Protection Act and supported by National Home Warranty.
Key Warranty Milestones
- Pre-Occupancy Orientation
- Before move-in, a Customer Care representative will walk you through your home and document any issues on the Pre-Occupancy Inspection Report for necessary repairs.
- Six-Month Service Request
- Keep track of any concerns and submit them at the six-month mark. A representative will review and address issues under the Residential Construction Performance Guide.
- Year-End Service Request
- Before your one-year Workmanship & Materials Warranty expires, submit any final concerns. Repairs will be made under warranty guidelines.
- Long-Term Warranty Coverage (2-5-10 Plan)
- 12 months: Materials & labour defects in your home.
- 15 months: Materials & labour defects in common areas (for multi-unit buildings).
- 24 months: Defects in gas, electrical, plumbing, HVAC, exterior cladding, windows, and doors.
- 5 years: Protection against water penetration in the building envelope.
- 10 years: Structural defects affecting the home’s safety and usability.
Your Responsibilities as a Homeowner
- Read operation manuals and maintain all appliances and systems properly.
- Avoid major wall coverings (e.g., wallpaper) until after the first year to allow for drywall repairs.
- Stay updated on Strata Council matters, especially common area warranties.
- Don’t attempt repairs yourself if you want them covered under warranty.
- Mitigate damages—report defects promptly to ABC Properties and National Home Warranty to ensure coverage.
